Don't Sell the Home - Sell the life they will live in the home! Create little moments where someone who walks in will immediately feel at home. Cookies on a pretty plate in the spotless kitchen. Fresh smelling rooms and crisp, clean drapes or blinds. A reading nook with a cozy blanket and a book laying on a comfy seat will make it feel inviting and give a spot "purpose". If you have a pool or a game room, make sure they look like you can swim at any moment or like a game is ready to go. Others will see the potential of how they can live in the home!
Bright is Best - Not only is it good to have all the lights on when showing a home, if a home is lacking in good lighting, it may need to have some new, strategically placed lamps to give it that special push it needs. Don't overdo the lamps, though. You don't want to clutter the space up.
Float Furniture - In some ways, this goes against our instinct in a room. Keeping a big space in the middle of the room seems that it might make it appear larger, when in fact it has the opposite effect. Float furniture away from the walls and out of the natural pathways in the room to make it easier to navigate around. Elegance is Key - When staging the bathroom, use bright white linens and a crisp clean shower curtain to give some elegance to the space. Make it feel "spa" like as much as you can. Do this with your sleeping spaces as well. If they look peaceful, inviting and clean, it's selling a peaceful atmosphere not just the entire house.
Don't Neglect Nature - Nice houseplants and fresh cut flowers can add charm and nuance to a home. Don't over do it, however. People with allergies might have some issues if you there is an abundance of flowers. If it has fresh, alive things in the home, it welcomes others in and that is the goal you want when you are selling your home!
